What to expect when buying a property?
The buying process can prove to be a stressful endeavor, I will walk you through every step of the way.
Step 1. Pre-approval
This is critical part when starting to look for homes. Sometimes we can get excited with what we want that we overlook what kind of buying power we have.
Step 2. Showing Time
Once we have determined your budget, we can start to look for the right home for you. One where you can see yourself and your family making memories in the years to come.
Step 3. The Offer
This could be one of the most stressful parts of the process. In a competitive market sometimes it will be a struggle to make it happen, but rest assured I will provide you with all the information you need to make the best offer possible.
Step 4. Under Contract
Now it’s time to make sure this is the right property for you. We will schedule an inspection to see if there is any potential issues with the property. Also, your lender will request an appraisal to make sure the loan value can be guaranteed with the property.
Step 5. Closing
Once we review the inspection and the appraisal report is approved by the lender we will receive the Clear To Close. It is time to get the cashiers check from the bank and get ready to sign your closing documents.
Stetp 6. Enjoy
CONGRATULATIONS!!!
You’ve made it, you are a homeowner. After all that stress it is time to enjoy and start to make memories in your new home.
Are you thinking of selling your home?
Selling your home can feel overwhelming. From pricing your property competitively, to staging it for maximum appeal. Let me take the stress out of selling your home ensuring a smooth and successful sale.
Setting the right price
Setting the right price for your home is crucial for attracting potential buyers, maximizing buyer interest, minimizing time on the market and avoiding appraisal issues. It ensures your home stands out, generates interest and sells.
Marketing your property
Marketing your property involves showcasing its features through professional photography and videography, listing it on the MLS and our social media. Also, hosting open houses, virtual tours and staging the home for maximum appeal.
Negotiation
Negotiating offers from interested buyers, it’s not only about the price, we also consider factors such as contingencies, earnest money, closing timelines and legal considerations. By carefully evaluating each offer we can secure the best possible terms while minimizing risks and uncertainties.
Closing
Closing, as you may know, is the final step in the home selling process. Once the Title company has cleared all encumbrances and the buyer’s loan has cleared you will officially transfer ownership to the buyer and receive your funds.
